Reservations
To validate a reservation, our clients must send the payment confirmation and the following information:
Full name
Identity number or passport number
CPF
Address/Neighborhood/City/ZIP code
Phone number
Approximate check-in time
Approximate check-out time
Payment Methods, Reservations, Rent, and Deposit
To reserve one of our properties, a 50% confirmation deposit of the total rental amount is required. The remaining rent will be charged at check-in before entering the property.
The payment for the 50% reservation can be made via PIX, bank transfer/deposit, bank slip, credit card, or cash at our office.
The payment for the remaining rent should be made upon signing the contract and receiving the keys.

To allocate your payment, we always require confirmation of the transfer via email or WhatsApp.
If, for reasons beyond our control, the rented property becomes unavailable, we offer our clients the choice of a similar property or a full refund of all amounts paid.
Check-in
Check-in time: 2 PM to 7 PM
During check-in, the client must come to our office, pay the remaining 50% of the amount, and sign the contract.
One of our staff members will accompany the guest to the reserved property and hand over the keys.
*The client may call up to forty minutes before arrival to sign the contract and pay the remaining 50% at the property. After receiving the call, one of our staff members will wait for the guest at the entrance of the reserved property.
If the client arrives before our official check-in time of 2 PM, they can leave their luggage at the office during our operating hours. If the apartment is available and the client wants to ensure an earlier check-in, a change between 6 AM and 2 PM can be arranged for a fee of 50% of the daily rental. This amount should be paid in advance.
For check-ins between 10 PM and 6 AM, a fee of 50% of the daily rental will be charged.
Check-out
Check-out time: 8 AM to 10 AM
A Crocoli Real Estate employee will meet the client at their apartment (the time will be scheduled in advance in the rental contract) to inspect the property and receive the keys.
After check-out, the client may store their luggage in our office during operating hours. If the apartment is available and the client wishes to check out between 12 PM and 7 PM, we require a late check-out fee of 50% of the daily rental. This amount should be paid upon entry.
For check-outs between 7 PM and 7 AM, we charge the rental rate for the next day.
If the client does not check out at the agreed time, after a 30-minute grace period, a fine of 50 Reais will be charged if the check-out is before 12 PM. After 12 PM, the amount charged will be equivalent to a full daily rate.
Cancellation and Reservation Changes
In case of cancellation or no-show, the reservation deposit will not be refunded. There will be no refund of the rental or deposit if the guest decides to leave the apartment before the agreed period. Changes to reservation dates will only be permitted with written confirmation from Crocoli Real Estate.
Crocoli Real Estate has the right to immediately terminate the rental contract without any refund of amounts paid by the client if any of the following occurs: the total number of occupants exceeds the maximum defined on our website, disturbance to the neighborhood peace and/or violation of condominium rules, party organization, illegal drug use, pets without our permission, or failure to make full rental payment.
If the reserved property has internet or cable TV connections, Crocoli Real Estate is not responsible for any connectivity problems or inconveniences resulting from these. These services are provided by telecommunication companies and are beyond our control. In case of issues with internet connectivity or TV signal, there will be no refund of the rental payment.
Responsibilities and Obligations of Our Guests
The guest assumes full responsibility for the property they rented as well as any items belonging to the condominium. This applies to other residents and visitors as well. The client and all occupants of the apartment and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium administration for rule violations will be immediately paid by the client. Additionally, this may lead to an early termination of the rental contract without any refund.
Jurisdiction
The contracting parties choose the jurisdiction of the District of Porto Belo SC.
